Located at 1325 Pacific Highway, Bayside by Bosa condos in downtown San Diego define luxury.  The lobby, the staff, the pool, the gym – all top of the line for 92101 real estate.  And views!!!  Not to mention that it’s an easy walk to Shino SushiRuth’s Chris Steak House, and Petrini’s.  But then maybe you’ll need to join Invictus for some crossfit fat-burning.

Over the past 6 months, there have been 8 condos sold at Bayside. Everything from an $800,000 2BR/2BA condo on a lower floor with an oversized private patio ($548 per estimated square foot) to a $1,860,000 large penthouse ($1,000 per estimated square foot).  And a 20th floor 2 bedroom condo at Bayside listed for $1,550,000 ($855 per esf) just went pending after only one week on the market.  So maybe Bosa isn’t crazy when he says Pacific Gate condos will be priced around $1,000 per estimated square foot.

Where are values going? Depends on location. Northwest corner – up!  Why?  Because that NW view is protected as a result of the County Administration Center Waterfront Park.  East-facing value will really depend on when the new building at the corner of W. Ash Street and Kettner Boulevard will be built.  That parcel is also owned by Bosa Development.  The word on the street is that this will eventually be Bayside Part II with a reverse footprint of the original building.  But it still means trouble for east-facing Bayside condos and north-facing Sapphire Tower units.

Current construction defect litigation?  Yes.  Just a reality of new construction.  Pretty standard. But it does affect financing.  And Bayside buyer beware.  A recently settled lawsuit indicates that the tax record estimated square footage at Bayside (and all other Bosa condos – Horizons, Park Place, Electra, The Grande North & South) may be overstated.  Read more about the Bosa square footage lawsuit here.  Still a great building despite both of those issues – you just need to pay attention.
